Old Home, New Layout: The Liveable Luxury Renovation

Our Mirasol project, Livable Luxury, is one of those before and after home renovations where the ‘before’ almost feels unrecognizable. This Palm Beach Gardens home was a classic example of a dated layout. The bones were good, but the flow simply didn’t match how the family actually lived day to day.
The most challenging (and rewarding) part of this renovation wasn’t picking finishes. It was getting the layout right. We completely reconfigured the primary suite, absorbing what had previously functioned as an au pair suite and folding it into the primary bathroom and closet. The result is a spacious his-and–hers bathroom, a dressing room that feels more like a boutique closet shop, and a private primary laundry room tucked just steps away.
We also relocated the main laundry room and added a full catering kitchen, two changes that dramatically improved how the home functions for everyday life and large gatherings alike.
Throughout the rest of the home, a moody poker lounge adds a sense of intimacy for entertaining, while a dedicated office takes full advantage of the property’s water views.

Our second featured project, Social Sanctuary, is proof that you don’t need a sprawling estate to create a home built for entertaining. This Palm Beach Gardens renovation was designed for a family with college-aged kids and a steady stream of guests, and the goal was to make every square foot count.
To pull that off, we added a back kitchen so the family could host effortlessly while keeping the front kitchen as a clean, photo-ready focal point. A former office was converted into a stylish bunk room designed to comfortably sleep adults, giving guests their own retreat without sacrificing square footage elsewhere.
Where Livable Luxury leaned into reflective, high-shine finishes, Social Sanctuary took the opposite approach. We used large profile, high-gloss floors and kept the walls light and monochromatic to make the spaces feel bigger and brighter.
Throughout the home, you’ll find dramatic stone, including porcelain in the showers, along with mica-finished wallpaper, acrylic accents, polished nickel fixtures, and mirrored details that all work together to bounce light around and make the home feel more expansive. It’s one of our favorite examples of how a few intentional design choices can completely change how a space feels, even when the footprint stays the same.
How Long Does A Full Home Renovation Take?
We hear this question often. And the honest answer is that it depends on the scope. A full home renovation that involves reconfiguring layouts, like moving a laundry room or combining a primary suite with an adjacent space, typically takes longer than a cosmetic refresh. Permitting, structural changes, custom millwork, and lead times on furnishings and fixtures all play a role.
For projects similar to Livable Luxury and Social Sanctuary, where walls came down and rooms were repurposed, homeowners should plan for a process that unfolds over several months from design through final installation.
